9TH FLOOR CONDOS COMPLETE

Syndicate has completed its first floor of condos and closings have begun. We are so excited to welcome our newest residents to the building and the neighborhood! 10th floor buyers can look forward to closings in January. We do have a few available units on our 9th and 10th floors.
CONSTRUCTION UPDATE:
The 9th floor is complete and the 10th floor is not far behind. 11th and 12th floors are dry walled and painted, and awaiting their interior finishes. On 13 and 14 dry walling is finishing up. Floors 15 and 16 are finally seeing framing and units up there are starting to take some shape. Balconies are being installed in the interior light well; the completion of the courtyard will follow shortly after these installations in early spring.

SYNDICATE STORY :
John and Alicia Campbell
John and Alicia Campbell have patiently been waiting for the delivery of their brand new condo, and almost a year after first visiting the Syndicate they closed on their condo! The Campbell’s our one of first closings and one our first residents to move in to the Syndicate.
The Campbells shopped condos in downtown St. Louis for awhile, but ended up right where they started. “The Syndicate was the first downtown loft/condo we ever viewed. We loved it, but wanted to look around because we had nothing to compare it to. So, we looked, a lot. We checked out Washington Avenue developments and developments more centrally located. We compared features, and views, and prices and amenities. The Syndicate was the clear winner for us. The central location, fair pricing, friendly and knowledgeable sales staff, and standard features sold us. The huge gym was a perk, and the rooftop deck and 9th floor outdoor patio were great. But, I think the potential to view art (created by artists living in the building) in the corridors and the galleries were probably our favorite features.”
Since moving in John and Alicia have already been enjoying all that they knew they would about city life, the conveniences. “We love the city lifestyle. We can walk to the store, to work, or to a park. We can bowl downtown, or go out for a nice dinner, or just sit at home and enjoy the view. Our best “downtown” experience so far has been the ability to use the Metro so that even when we leave downtown, we don’t always have to drive. After the recent snow, we piled on layers of clothes, grabbed our sled, and rode to Forest Park on the Metro. It was so great to enjoy St. Louis without driving.” One of their new favorite aspects of living downtown also includes minimizing their work commute from a 25 minute drive from Illinois to walking just a few blocks. “We work downtown, and we commuted 25 minutes each way. It isn’t a long drive, but it is still about an hour a day when you add in the parking garage, buying gas, etc. We thought about it, and calculated that living downtown would save us about 5 hours a week, or 250 hours a year. A friend at work pointed out that it was the equivalent of six weeks of vacation. And he is right. If one of us leaves work at 6pm, we’re home at 6:05. It’s great.”
The Campbells are very happy with the particular condo floor plan they choose. It’s exactly what they were looking for and needing. “It was a combination of size, price, and layout. The unit was big enough for our needs, but not so big that we would have much space we didn’t put to use. We wanted two full bedrooms and two full baths, but we also wanted a central space that had a loft-like feel. When you enter our unit, the space kind of spills out in front of you, widening as you move further in. We loved it in pictures, and now we love living in it.”

SYNDICATE's HISTORY :
As Syndicate’s first residents spend their first month in their new home, it is interesting to reflect on the history of this building and what it has been home to many many years before now.
The Syndicate Trust Company Building was built in 1906, by Hill-O’Meara Construction Company. The architect was a local architect by the name of Harry F. Roach. The estimated cost for construction was $1.8 million, a far cry from construction costs today but still a hefty bill for the turn of the century. The buildings main occupant was to be Scruggs Vandervoort & Barney dry goods firm. They took up the first 8 floors of the building, and remained a prominent downtown retailer until its closure in 1967. The upper floors of the Syndicate were dedicated to office space. In the early years of the buildings existence, the 10th floor was the first home to the Equal Suffrage League, St. Louis’ leading force campaigning for women’s right to vote. Syndicate’s history runs deep; it’s wonderful it can now be called home again 100 years later to new downtown residents!
